Short, because the site does very little: it publishes what servicers publish, and does arithmetic you could do on paper.

Not mortgage advice

Everything here is general information and arithmetic. It is not mortgage advice, not financial advice, and not a recommendation to recast, refinance, or pay anything down. The publisher is not a mortgage broker, a lender, or a licensed financial adviser, and no adviser relationship is created by reading this site. For advice about your own loan, speak to a licensed professional.

Estimates, not quotes

The calculator computes on the figures you enter. It does not know your note, your servicer’s current fee schedule, your escrow analysis, or whether your servicer will approve a recast at all. Your servicer’s statement and your closing documents are the authority on your loan — this site is not. Nothing here is an offer, and no figure produced here is a quote.

The refinance column assumes a rate you can edit, and that rate is labelled as an assumption throughout. A real refinance offer depends on underwriting.

Servicer data

Fee schedules and recast policies change without notice, and several large servicers publish nothing at all. Every row on this site carries the date it was checked and the document it came from. A figure marked Unverified could not be confirmed against a primary document. Always confirm with your own servicer in writing before acting.

Servicer names and marks belong to their owners and are used here to identify the institution whose published policy is being described. This site has no affiliation with, and no commercial relationship with, any of them.

No warranty, no liability

The site is provided as is, without warranty of any kind. To the fullest extent permitted by law, no liability is accepted for any loss arising from reliance on the figures, summaries or citations published here.

Content and reuse

The compiled servicer table, the wording and the design are the publisher’s. Quoting a row with attribution and a link is welcome — that is what a citable source is for. Bulk copying of the dataset is not, particularly by the kind of unsourced table this site was built to correct.

Source links point at servicers’ own websites and fee schedules. Those pages are not under this site’s control, and part of the point of this site is that some third-party pages are wrong.
